Our young clients came to us after buying a subdivided block in Jan Juc — the former side yard and swimming pool of the neighbouring property. Angular, constrained, and sitting on a slope, the block presented real design challenges: a 9-metre setback on the street boundary, a need for northern solar access despite the block's orientation, and overlooking issues on multiple sides.
The design response was a pair of pavilions.
Rather than fighting the constraints, we used them. Two separate pavilions aligned with the street boundary minimised the setback impact and maximised usable living space. The angular geometry of the block became the geometry of the architecture — the building belongs to its site rather than sitting awkwardly on it.
Materials and light
Australian hardwood cladding with rounded edge profiles gives the home a distinctive coastal character that will only improve with age. Glass block skylights were used to bring northern sunlight deep into the interior without creating the overlooking issues that conventional windows would have triggered. The result is a home that is genuinely light-filled and thermally comfortable despite the challenging orientation.
The outcome
A young family is now living the coastal lifestyle in a home that is warm, sun-filled, and completely specific to its site. There is nothing generic about it — every design decision responds to the particular opportunities and constraints of this Jan Juc block.
